Included in the bill recently passed by congress, eligible solar energy installations may be depreciated entirely in the first year of installation*; it does not have to be spread out over five years like it had previously.  With that in mind, commercial and investment property installations may pay off in as quickly as 3 years in some states, and earn income long after the system has paid for itself.
